How stamp duty is calculated

Stamp duty, also called transfer duty, is usually the largest upfront cost after the deposit. Each state and territory sets its own rates and thresholds, so the same purchase price can attract very different duty depending on where you buy.

Enter the purchase price, the state and whether you are a first home buyer or buying an investment property. Concessions and exemptions for first home buyers can reduce duty substantially or remove it entirely below certain price thresholds.

Duty is generally payable at or soon after settlement and usually cannot be added to your loan in the normal way, so it needs to come from your savings. Rules and thresholds change, so confirm the figure with your conveyancer. An NLG broker can factor duty into your overall borrowing plan.

Results are estimates for general information only. They are not credit advice and do not take into account your objectives, financial situation or needs. Speak with an NLG broker before making a decision.
