Borrowing Power Calculator

Borrowing Power Calculator

What borrowing power means

Borrowing power is the amount a lender is likely to approve given your income, living expenses and existing debts. This calculator gives you a starting estimate so you can set a realistic price range before you start inspecting properties.

Treat the figure as a guide, not an approval. Each lender applies its own assessment rate, its own view of living expenses and its own rules for income such as overtime, bonuses, rental income or self-employed earnings. The same application can produce noticeably different borrowing limits from one lender to the next.

Credit card limits count against you even when the balance is zero, so closing cards you do not use can lift your result. Personal loans, car loans and HECS-HELP debt reduce it too. An NLG broker compares how lenders on our panel would assess your situation and where you are likely to get the most room.

Results are estimates for general information only. They are not credit advice and do not take into account your objectives, financial situation or needs. Speak with an NLG broker before making a decision.
